Static route - can't enable

Hi everyone

I'm trying to create a static route to force traffic from a local ip range over a VPN tunnel that is currently up and working to another site.

When I set up the route using the destination IP address (internet address) using lan1 profile and using a gateway on my other site, I can not enable the route.

So the process should be:
PC on local lan -> requests access to external resource -> local 3900 <active lan to lan VPN> 3900 -> second site -> VPN -> external resource

The destination address is being put in as the external resource IP, the mask as 255.255.255.0 and the gateway as the VPN firewall on the second site but I can't enable it.

I've read that this means that "some information is wrong" but could do with any more pointers on what is wrong??

Apologies if that makes no sense and any help would be appreciated so thanks in advance.

Updated to latest firmware and I can now create these routes ok so I guess it was an issue with the version of firmware I was using...
